Buy a home in the Triangle

Buyer representation in the Triangle since 2005. We treat every purchase like an investment, give you honest advice on what the property is worth, and stay hands-on through negotiation and closing.

Buy a home in the Triangle

Who we work with

Move-up, relocation, investment, first-time, or right-sizing. The same strategy-first, investment-style approach to every purchase, treating each home like the asset it is.

Move-up buyers

Trading up to a larger home or a better location as your needs change. We sequence the sale and the purchase together so you are not stuck carrying two mortgages or missing the right home because the timing was off.

Relocations into the Triangle

Moving in from out of state. We orient you to neighborhoods, schools, and commutes, and coordinate tours to fit the trips you can make.

Investors

Rentals, flips, and long-term holds. We evaluate deals on the numbers. Cash flow, cap rate, exit. If the deal does not pencil, we say so.

First-time buyers + downsizers

First homes and right-sized homes. Same strategy-first approach, whatever the price point or stage of life.

How we help buyers

Buying a home is one of the larger financial decisions you will make. TRES represents you, not the seller. Mike has worked the Triangle market since 2005 and treats every purchase like an investment. That means honest pricing analysis on the property, a frank read on resale and risk, and the willingness to walk away from a deal that doesn't pencil.

TRES handles the moving pieces. Search and curation, private tours, offer structure, negotiation, inspections, and closing coordination. Most NC purchases close 30 to 45 days from an accepted offer. Mike stays hands-on through every milestone, with Amanda Hickey, our Services Coordinator, working alongside him and directly with clients from contract to closing.

In most North Carolina transactions, the seller pays both the listing commission and the buyer's agent commission at closing. That means buyer representation usually costs the buyer nothing direct. We are upfront about the fee structure before any engagement begins.

The buying process

01
Buyer consultation

We start with your goals, timeline, and budget. Move-up, relocation, investment, first-time, or right-sizing, the strategy gets mapped before you tour a single home.

02
Get pre-approved

You're free to use your own lender, or we're happy to recommend one of our approved lending partners. If you're financing, this step also establishes your budget and lets you write a competitive offer the moment the right property hits.

03
Identify the right opportunities

Once we've nailed down the property type, style, and everything you're looking for, we set up alerts so the moment a match hits the market, we are first to act.

04
Tour and evaluate

We walk properties together and evaluate each one as an investment — condition, pricing, resale, and risk. As your fiduciary, part of our job is telling you when it's time to walk away.

05
Negotiate to win

We stay hands-on through offer, counter, and contract. Due diligence uncovers the facts about the property so you negotiate from real knowledge — and there are no surprises after closing.

06
Inspections and closing

A real estate agent doesn't handle appraisal or title, but depending on the property we advise on the right inspections to order, make sure every t is crossed, and keep the timeline on track. Most NC purchases close within 30 to 45 days of an accepted offer.

No, you don't strictly need one — but without representation you'll be at a disadvantage. A buyer's agent represents you, not the seller. Yes. TRES does not originate loans, but we work with several lender partners and connect you with the one whose program fits your situation. Pre-approval is step two of our process.

Move-up buyers, relocations from out of state, and investors make up most of our work. First-time buyers and downsizers get the same strategy-first approach.
