In the Triangle's residential market since 2005, TRES represents buyers and sellers, first-time owners, and families relocating from out of state. The Triangle isn't a single market. Chapel Hill, Carrboro, Durham, Hillsborough, Pittsboro, and Chatham County each move differently, with their own neighborhoods, schools, and price patterns.

A listing agent works for the seller and negotiates to get the seller the best result. A buyer's agent works for the buyer, evaluating the home, structuring the offer, and negotiating on the buyer's behalf. In most North Carolina transactions the seller pays both commissions, so buyer representation usually costs the buyer nothing direct.

Dual agency is when one agent or one firm represents both the buyer and the seller in the same transaction. North Carolina allows it with informed written consent from both parties. TRES does not practice dual agency. Mike represents one side per deal so the client always has an advocate paid to look out for their interests alone.

TRES handles area tours focused on commute, schools, and neighborhood fit before any home search begins. Most out-of-state clients spend a weekend on the ground with Mike learning the difference between Chapel Hill, Carrboro, Durham, Hillsborough, and Chatham County. Once a target neighborhood is settled the buyer search proceeds like any other purchase, with extra coordination around timing and temporary housing if needed.

A short sale is an option when a homeowner owes more on the mortgage than the home will sell for and cannot bring the difference to closing. The lender has to agree to accept less than the full balance owed, and documented financial hardship is usually required, like job loss, medical issue, divorce, or relocation.
