About Briar Chapel

Briar Chapel is a 1,589-acre master-planned community along US 15-501, south of Chapel Hill, with a Chapel Hill mailing address but located in Chatham County. It broke ground in 2006 and was one of the earliest large-scale green-built communities in North Carolina. With roughly 2,400 homes at full build-out, it is the largest community of its kind in the Triangle. The final new home sold in 2024 — Briar Chapel is now a resale-only market.

Every home in Briar Chapel was built under the National Green Building Standards (NGBS) program, a meaningful differentiator from most communities of its size. The Briar Club amenity center holds LEED Silver certification. The community was voted one of the 50 best master-planned communities in the US by Where to Retire magazine.

The outdoor infrastructure is a major draw. 900 acres of the community's footprint are preserved open space. 24 miles of hiking and biking trails run through the community, including the "Art in Nature" installations — among them, earthcast sculptures by Raleigh artist Thomas Sayre at the entry traffic circle on Briar Chapel Parkway.

Developer and Builders

Newland Communities, a San Diego-based developer, partnered with North America Sekisui House — the US arm of Japan's largest homebuilder — to develop Briar Chapel. The community's 18-year build-out cycled through multiple builder partners. David Weekley Homes had the longest tenure, building from approximately 2010 onward. Weekley also developed Encore at Briar Chapel, a 55-plus age-qualified section — their first age-qualified community in the Raleigh-area market. Newland was later acquired by Brookfield Residential.

Other builders over the community's lifespan included Homes by Dickerson (a Southern Living Magazine Custom Builder member), Garman Homes (whose Mix-Tape Collection debuted here), McNeill Burbank (the largest homes in the final phase), Terramor Homes, Drees Homes, Beazer Homes, and MorningStar Homes. Architecture trends Southern-traditional with a strong porch culture, though Garman and McNeill Burbank pushed more contemporary aesthetics in later phases.

Encore at Briar Chapel

Encore at Briar Chapel is the 55-plus age-qualified section within the community, developed by David Weekley Homes. At least one resident in each home must be 55 or older to purchase. Encore residents share all Briar Chapel community amenities.

Architecture and Design

Briar Chapel's defining architectural standard is green-built construction, not a single aesthetic. Every home in the community was built under the National Green Building Standards (NGBS) program, which sets requirements for energy efficiency, indoor air quality, water use, and material sourcing. The Briar Club amenity center holds LEED Silver certification independently. For a community of 2,400 homes, that level of consistency is rare and is the most meaningful spec differentiator on the resale market today.

Stylistically, the early and middle phases lean Southern-traditional — pitched roofs, painted siding, deep front porches, mixed materials. Garman Homes' Mix-Tape Collection introduced more contemporary forms (cleaner lines, flat or shed roof elements, mixed cladding), and McNeill Burbank's larger homes in the final phase carried that language at a bigger footprint. Lots are organized into walkable pockets connected by 24 miles of trails and 900 acres of preserved open space, so the architecture sits inside a landscape framework as much as a street grid.
